Welcome to my August Newsletter A few rare real estate markets have seen home values rise in the past year, 11 areas nationwide. In markets like this sellers are getting close to their asking price and are recouping money they put into their home when they bought it. Check out the Best Cities in the Nation to Sell a Home reported by Good Morning America, August 11, 2009: # 1) Washington D.C.: Median Home Value: $378,900 down 4.1 percent from a year ago, Home values in Washington since the beginning of 2009 are actually up, homes are selling for 2 percent less than the listing price, excellent in this climate and 87% of those are sold for a gain. #2) Fayetteville, N.C. #3) Oklahoma City, Okla. #4) Boulder, Colo. #5) Yakima, Wash. |
Why stage a home? Home staging is the act of preparing a residential home for resale in the real estate market. The goal of staging is to present the home in the best possible light to potential buyers, thereby selling the home more quickly and at a higher price. On average, staged homes sell in half the time of un-staged homes and for a 10% to 20% increase in price. A well staged home will maximize its potential and diminish its flaws, presenting the potential homebuyer with a positive vision of what living in the home could be. What's Hot? In previous years, August and Christmas/New Year's week have been the slowest times of the year for transactions in real estate. This August has defied the odds. With interest rates hovering at 5%, the tax credit of $8,000 still in play until December 1, 2009, August has really heated up. Multiple offers on well situated properties are still happening.
